How is the regional median computed?

From the same HM Land Registry sold prices as the district figures: every resale in London in the last 12 months matched to an EPC floor area, pooled across the region, with the median taken over price divided by floor area. It is not an average of the district medians.

Why do some districts show no price per square metre?

A district median needs at least 30 matched sales in its window. Districts below that floor show their sale counts but no per-square-metre figure: a number computed from a handful of sales would be noise, not a statistic.
