The free RealScout dataset
Every price per square metre figure on RealScout is free to download. 605,004 sales in the last 12 months feed the headline medians, and each area page exports its last 60 months as a CSV with the price, the EPC floor area and the price per square metre on every row, across 2,279 postcode districts in England & Wales, refreshed monthly (currently July 2026). No sign-up, no paywall, no row limit.

What is in it
- Coverage: England & Wales. HM Land Registry Price Paid Data does not include Scotland or Northern Ireland.
- Grain: postcode district (SW11), postcode sector (SW11 1) and full postcode (SW11 1AA), plus regional and England & Wales aggregates.
- History: quarterly and yearly medians back to 1995; the CSV export covers the last 60 months of individual sales.
- Floor areas: matched from the Energy Performance of Buildings Register. Price Paid Data has no floor area on its own, so that match is what makes a per-sale price per square metre possible.
- Freshness: sold prices to July 2026. Land Registry registrations lag sales by 2–8 weeks.

The summary statistics behind the pages are also served as static JSON. See /data/index.json for the national, regional and district-level medians. Please cache it, and do not crawl it in a loop.
Licence and attribution
The underlying records are public data published under the Open Government Licence v3.0, and so is what you download here. You may republish, remix and sell work built on it. Two conditions come with the licence, and one request comes from us:
- Required: credit HM Land Registry: “Contains HM Land Registry data © Crown copyright and database right 2026. This data is licensed under the Open Government Licence v3.0.”
- Required: credit the Energy Performance of Buildings Register for floor areas (address data © Royal Mail), and ONS/OS for the postcode lookup.
- Requested: cite RealScout for the price per square metre figures, with a link. That is the whole business model: the data stays free and the credit sends readers back.
RealScout publishes statistics about past sold prices. It does not value property, so please do not present these figures as a valuation of any individual home.

How the monthly refresh works
A scheduled job rebuilds the whole dataset once a month: it downloads the current Price Paid Data release, the Energy Performance of Buildings Register extract and the ONS postcode directory, re-matches sales to floor areas, recomputes every statistic and republishes the site. Nothing is hand-edited in between, so the figures you cite today are reproducible from the same public sources.
Each dataset carries a version stamp (the current one is 2026-07), shown on every area page next to the sold-price provenance line, so a citation can name exactly which vintage it used. The methodology page documents the filters, the outlier rule and how confidence is scored.
