Terms of Service

1. Who we are
RealScout is part of Matera Capital Limited. These terms govern your use of the RealScout website at realscout.uk (the āServiceā). If you have any questions, contact us at contact@materacapital.com.
2. Acceptance of these terms
By using the Service you agree to these terms. If you do not agree with them, please do not use the Service. The Service is free to use and no account is required.
3. Informational purposes only: no warranty
RealScout presents statistics derived from public open data about property sales. The Service is provided for general information only, on an āas isā and āas availableā basis, without warranties of any kind, express or implied.
- The data may contain errors, omissions or delays and may not be up to date.
- Nothing on the Service is a valuation of any specific property, and nothing on the Service constitutes financial, investment, legal or tax advice.
- You should verify any figures independently and seek appropriate professional advice before making any property, financial or investment decision.
4. Acceptable use
You agree not to:
- use the Service in any way that breaches applicable law or infringes the rights of others;
- attempt to disrupt, overload or gain unauthorised access to the Service or its infrastructure, including through automated bulk scraping that degrades the Service for others;
- misrepresent figures from the Service as official valuations or as advice provided by us;
- use address data displayed on the Service to compile mailing lists (see the attribution requirements below).
- use the feedback panel to send unlawful, abusive or bulk content, to impersonate anyone, or to submit personal data about another person.
5. Intellectual property and data licence
Two different things live on this Service, under two different regimes:
- The statistics and data downloads (the figures, CSV and JSON files) are derived from open data and are licensed to you under the Open Government Licence v3.0. You may reuse them, including commercially, provided you reproduce the attribution statements set out below.
- The Service itself: its design, branding, logos, software, editorial text and the selection and arrangement of its pages are owned by Matera Capital Limited or its licensors and are not licensed for reuse. Quoting reasonable extracts with attribution to RealScout is welcome; reproducing whole pages, the siteās design or its branding is not.
- Feedback you send us through the feedback panel remains yours. By sending it you allow us to read it, act on it and use it to improve the Service, without any obligation to reply, to make a change, or to pay you for it. Please do not send anything confidential. What we collect alongside a message, and what we do with an email address if you give one, is set out in the Privacy Policy.
6. Data sources and attribution
Contains HM Land Registry data Ā© Crown copyright and database right 2026. This data is licensed under the Open Government Licence v3.0.
Floor-area information is derived from the Energy Performance of Buildings Register. Address data within that dataset is Ā© Royal Mail; you may not use it to compile mailing lists.
The Service also uses open data from the Office for National Statistics and Ordnance Survey, Ā© Crown copyright and database right, licensed under the Open Government Licence v3.0.

7. Availability and changes to the Service
The Service is provided free of charge and we do not promise that it will always be available, uninterrupted or error-free. We may change, suspend or withdraw any part of the Service, including any dataset, endpoint or page, at any time without notice. Data files and endpoints are refreshed on a rolling basis and historical figures may be restated when the underlying public data is corrected or the methodology is improved; the methodology page records the current rules.
8. Third-party sites and services
The Service links to third-party websites (such as official data publishers and mapping providers) and displays map tiles served by third parties. Those sites and services are outside our control, and we accept no responsibility for their content, availability or practices. A link is not an endorsement.
9. Limitation of liability
To the maximum extent permitted by law, Matera Capital Limited shall not be liable for any loss or damage arising from your use of, or reliance on, the Service or its data, including any decision made on the basis of figures shown on the Service, any loss of profit, business or opportunity, or any indirect or consequential loss. The Service is free: to the extent any liability cannot be excluded, it is limited to the amount you paid us to use the Service, which is nil. Nothing in these terms excludes or limits liability that cannot be excluded or limited under English law, including liability for death or personal injury caused by negligence, or for fraud.
10. Governing law and general terms
These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction over any dispute arising from them or from your use of the Service. If any provision of these terms is found to be unenforceable, the remaining provisions continue in full force. A failure to enforce any provision is not a waiver of it.
11. Changes to these terms
We may update these terms from time to time. The current version will always be available on this page, with the date of the latest revision shown above. Continued use of the Service after a change constitutes acceptance of the revised terms.
