By using the Service you agree to these terms. If you do not agree with them, please do not use the Service. The Service is free to use and no account is required.

3. Informational purposes only — no warranty

RealScout presents statistics derived from public open data about property transactions. The Service is provided for general information only, on an “as is” and “as available” basis, without warranties of any kind, express or implied.

The data may contain errors, omissions or delays and may not be up to date.
Nothing on the Service is a valuation of any specific property, and nothing on the Service constitutes financial, investment, legal or tax advice.
You should verify any figures independently and seek appropriate professional advice before making any property, financial or investment decision.

4. Acceptable use

You agree not to:

use the Service in any way that breaches applicable law or infringes the rights of others;
attempt to disrupt, overload or gain unauthorised access to the Service or its infrastructure, including through automated bulk scraping that degrades the Service for others;
misrepresent figures from the Service as official valuations or as advice provided by us;
use address data displayed on the Service to compile mailing lists (see the attribution requirements below).

5. Intellectual property

The Service’s design, branding, text and software are owned by Matera Capital Limited or its licensors. The underlying open data remains subject to the licences of its publishers, as set out below. You may use the Service for personal, non-commercial reference. You may quote figures from the Service with attribution to RealScout and the underlying data sources.

6. Data sources and attribution

Contains HM Land Registry data © Crown copyright and database right 2026. This data is licensed under the Open Government Licence v3.0.

Floor-area information is derived from the Energy Performance of Buildings Register. Address data within that dataset is © Royal Mail; you may not use it to compile mailing lists.

The Service also uses open data from the Office for National Statistics and Ordnance Survey, © Crown copyright and database right, licensed under the Open Government Licence v3.0.

7. Limitation of liability

To the maximum extent permitted by law, Matera Capital Limited shall not be liable for any loss or damage arising from your use of, or reliance on, the Service or its data, including any decision made on the basis of figures shown on the Service. Nothing in these terms excludes or limits liability that cannot be excluded or limited under English law, including liability for death or personal injury caused by negligence, or for fraud.

8. Governing law

These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction over any dispute arising from them or from your use of the Service.

9. Changes to these terms

We may update these terms from time to time. The current version will always be available on this page, with the date of the latest revision shown above. Continued use of the Service after a change constitutes acceptance of the revised terms.
