The median home sold in England & Wales over the last 12 months went for £3,380 per square metre (£291,000 at the median sale price), across 605,004 registered sales of which 479,016 were matched to an EPC floor area, in the 12 months to July 2026. Every figure on this page recomputes with each monthly dataset rebuild: cite it with its data month.

How these figures are produced

Every sale registered with HM Land Registry is matched on address to the floor area on the property’s Energy Performance Certificate; each matched sale becomes a price per square metre; and the published figure is the median over a stated window, rounded to three significant figures. Sales without a matched floor area are still counted and listed; thin samples are suppressed rather than published.
