Where price per square metre rose most in Wales

CF44 (Hirwaun) leads this table: its median price per m² changed by +7.0% a year over 9.8 years, now £1,860 per m². NP16 completes the top 50 at +4.7% a year. 83 postcode districts in Wales rose over the period and had at least 100 matched sales in the 12 months to August 2026. That matched count is the denominator the ranked median is computed over.

Ranked by the compound annual change in median price per square metre over about 10 years, across Wales. Only districts whose price per square metre rose appear here. Every district in the region is listed on the Wales hub. 1 otherwise-eligible district is left out because its sales window is not 12 months.

Each trend line is that district’s own quarterly median price per square metre, scaled to its own range: compare directions, not heights. Gaps are quarters with too few matched sales to publish a median.

Frequently asked questions

How is this table ranked?

Postcode districts are ranked by their median price per square metre, the middle value of sold price divided by EPC floor area across every matched sale in the 12 months to August 2026. Every district shown had at least 100 matched sales in that window, so a rank is never built on a handful of transactions.

Why is a district missing from this table?

Either it had fewer than 100 matched sales in the 12 months to August 2026 (too thin a sample to rank honestly), or it sits outside Wales. The table shows the top 50 of 83 districts that qualified.

How current are these figures?

The whole dataset is rebuilt monthly from the current HM Land Registry release; this table covers sales in the 12 months to August 2026. Registrations lag sales by 2–8 weeks. The newest sales appear a month or two after completion.
